Property insurance is the primary way to protect your investment in a second home in the event of a catastrophic loss, but property insurance is only the first step you should take to protect your Lowcountry real estate investment. To keep a home's mechanical systems in good working order, they must be used on a regular basis. If water is not run  through the sinks, showers and toilets, seals can dry out, resulting in leaks. HVAC systems need to be serviced on a semi-annual basis to reduce the risk of clogged drain lines or other system malfunctions. Even with regular maintenance service of your HVAC systems, it is prudent to have the air handler drip pans and hot water tank overflow pans looked at on a regular basis. Running the AC during the sumer months, even at 79 degrees, can help protect your woodwork, paint and furnishings from mold and mildew. In the winter months, rodents and other pests can wreak havoc in attics in their search for shelter and nesting materials. Of course, telltale signs that no one is around can put  your property at increased risk, even in a gated communitiy.
